1. How is rent collected?
Rental payments will be collected online for Tenant
convenience.

2. What is included in the rent?
Your modern apartment includes: a stainless- steel
stove, fridge, and dishwasher, in-suite full-size
front load washer/dryer, as well as double sinks
in designated ensuite bathrooms, white blackout
roller blinds in the bedrooms and access to heating
and cooling for comfort.

3. What utilities are Tenants responsible to pay?
Separate from BC Hydro, a third-party billing
company (QMC) will send individual invoices for
hot water based on your metered consumption. As
a building designed to meet LEED standards, we
encourage sustainability and water conservation.
Invoices for hot water will be billed every two
months, and the average invoice for two months of
consumption is roughly around $50.

4. What are the building amenities?
Residents will receive secured access to a fullyequipped
fitness facility, resident lounge, & full-time
professional on-site Resident Caretaker.

5. Is the building pet-friendly?
Yes! Pet approval is determined on a case-by-case
basis with the applicable required pet deposit.

6. How much is my deposit?
The security deposit is a half-month’s rent, and
the pet deposit is also a half-month’s rent (if
applicable)

7. How big are the units?
One bedrooms range from 665 - 700 sq. ft.
Two bedrooms range from 880 - 1,105 sq. ft
Three bedrooms range from 1,100 - 1,135 sq. ft

8. Are parking stalls and storage lockers available?
Parking and additional storage is available on site,
please speak to a Leasing Manager for additional
information on rates and availability.

9. How many floors and elevators does the building
have?

There are four floors and two elevators.

10. Are BBQs permitted?
BBQs are permitted for designated units and with
management’s written consent.

11. How close is public transportation?
There are multiple bus stops neighboring the
building along Marine Drive that can take you from
Downtown Vancouver, to Horseshoe Bay, to Phibbs
Exchange. Lower Lonsdale is just a 15-minute bus
ride away, where you have easy access to the
Lonsdale Quay SeaBus.

12. Do all units have a patio?
Yes, all units are equipped with either a patio,
balcony, or rooftop terrace.

13. What are the local amenities in the area?
Located just off Marine Drive in North Vancouver,
residents will have convenient access to retailers
like Shoppers Drug Mart, Walmart and Save-On-
Foods, in addition to many delicious restaurants.
Neighboring recreational activities include Yoga,
CrossFit, and several local parks and greenspaces
including the Ravine Greenway and Spirit Trail.
